What to build the base on the marshland

At construction of the house on the marshland the choice of the reliable base is small: in this case only pile designs are relevant. Among them there are those which in the best way correspond to difficult building conditions on mobile soil.

Construction of the base – one of the most expensive stages at construction of owner-occupied dwelling. On the marshland this process becomes complicated instability of the soil and need of performance of additional amounts of works: dumping of access roads for the construction equipment, mounting of drainage system, owing to the increased humidity – the device of qualitative waterproofing of all elements of construction.

The builder can choose either reinforced concrete, or steel screw piles as the basis for the house. The high level of underground water therefore concrete which has property gradually to collapse from moisture, it is necessary to protect from its influence is characteristic of marshy soils. For this purpose it is possible to use hydrophobisators which will increase life cycle of piles for 10-12 years. These are impregnations Aquasol, Elakor-MB4, Hydrotex-F, waterproofing mastics on the basis of bitumen. The base from screw piles is more reliable and durable, but also it needs additional protection: these products are recommended to be covered with anticorrosive primers or paints.

The pile base on the marshland is favorable for several reasons: first, these support can be established in the deepest, stable soil layers, passing viscous soil that will provide to the basis reliability. Secondly, piles allow to build the house on the area with difficult relief where there are considerable height differences. Thirdly, steel or reinforced concrete poles are capable to sustain faultlessly loading not only in the form of owner-occupied low dwelling, but also more massive buildings.

Continuous footing – the budgetary decision for individual construction therefore many builders are inclined to use this option. But for the marshland it is not always economic as for construction of reinforced concrete tape it will be required to execute the following list of expensive works: to stabilize soil up to the frost depth (to build drainage communications), to remove top soil (on average, to 40 cm), to make dumping of site under the house by means of gravel and sand, to level and stamp it. Due to the risk of repeated bogging of the soil owing to features of soil, the concrete tape is built only on the basis from road plates (which can be as new, and second-hand). On them mount timbering and build the tape basis for the house. Therefore construction of such base will be comparable at the price to mounting of concrete or screw piles which for this geology are more reliable. They are capable to provide to the building stability that is the main requirement to constructions on marshy soil. These soils – silnopuchinisty, therefore any basis which is not buried below soil freezing point is unreliable. Therefore the recommendation of builders when choosing the base for unstable soils is unambiguous: piles.
